My wife and I are moving to Florida and are surprised at what good value housing is. We
would like to buy our first house here but we have been told our income is not high
enough to meet "expense guidelines." The lender told us that for five additional points
I could get a 3-2-1 buy down and qualify. What's a point and what's the point of a buy
down? Read Answer I noticed a charge for $223 on my mortgage statement last month and I have been trying, without success, to speak with a representative of the company that holds the mortgage. I don't know if their inability to return my phone calls is because of the rush of refinancing, deliberate stone walling or just poor management. Do I have any rights? Read Answer I am about to apply for a mortgage for our new home. The last home that we purchased in New York also had a mortgage. After we moved in, my husband and I were deluged with dozens of personalized solicitations that contained information suspiciously like what we provided on our mortgage application. Can mortgage companies sell our confidential information to marketers? Read Answer My husband and I are considering purchasing a home. We have never applied for a mortgage before. What should we be considering? Read Answer My mortgage has been transferred from mortgage company to mortgage company so many times in the past two years that I'm getting confused about who I'm dealing with. Do I have any rights? Read Answer It seems I have nothing but bad luck while my brother in law has nothing but good. I was approved for a mortgage for my new first home about three months ago. Since then, my hours have been cut at work, I've been in a car accident, I have a bunch of new medical bills and I had to take out a loan to fix the car. My mortgage lender says I no longer qualify but the man I'm buying the condo from says I was approved, so if I don't close I'll lose my deposit. My brother in law, on the other hand, received a letter from his mortgage company thanking him for paying off his loan. He knows that this is in error and that someone else's payment was applied to his mortgage. The bank sent him the canceled mortgage and he knows the payment was recorded in the public record. He's now on an expensive trip to Europe. This doesn't seem fair. Read Answer My neighbor is always on the leading edge, constantly finding new and better ways to do things. He told me that there is a new way to access mortgage capital and that some attorneys are adept at this. What's this about? Read Answer My husband and I have excellent credit but we recently paid large medical bills that have made us very short of cash. We want to buy a house but don't have a down payment. I've heard about piggyback loans but understand that the interest on the loan for the down payment can be very high. Is that our best option? Read Answer My husband and I are thinking about buying our first home. We've never applied for a mortgage before and, quite honestly, we're a little nervous. What can go wrong? Read Answer My husband and I have made our New Year's resolution to purchase our first home for our growing family. We have some savings but would like to make the right down payment. Should this be as large as possible? What if our savings is not enough? Read Answer I have bought and sold several homes in the past. I think I understand the mortgage process but I am always surprised at the fees that I didn't expect at closing. It seems too late to do anything about them at that point. Do I have any rights? Read Answer Now that the rainy season is here, the roof on our house has been leaking every day. I called a roofer and he said the entire roof needs to be replaced and right away. It will cost $10,000 and I'm going to have to borrow the money to pay for it. The roofer said our house has value and he could help us finance this because he gets a good deal from an out-of-town bank. What should I do? Read Answer My husband and I are thinking about buying a house and we have LOTS of questions about mortgages. How can we find the least costly mortgage? What are points? Read Answer My husband just received our annual escrow statement from the mortgage company. This yearly event raises his blood pressure several points because he feels he is being forced to make payments each month that he does not want to make. I've told him that this is the law but I'm not getting anywhere. Why do lenders require this and do we have any rights? Read Answer |
